  I think it’s very hard doing something like that because it requires a lot of time and resources and even then I’ve read about people selling their very expensive custom-built houses at a huge loss because they couldn’t live there. I would love to rent a home that’s safe, stays safe (so that we don’t have to move every year into another new built that has yet to go bad) and doesn’t cost an arm and a leg but I think it’s hard offering this.

  Hi T.V., This is great idea! Our family has been searching for safe housing. Some important things I’d consider would be: creating a tight building envelope that avoids condensation and rain penetrations, metal roofing without penetrations and with simple roof lines, and having properly waterproofed bathrooms, and avoiding cabinetry around sinks that absorbs water and cannot dry out. While I don’t have funds to invest(only have money to rent once your idea comes to fruition!) I’d love to share any info I’ve learned about creating mold free housing, for the sake of this project and the possibility of providing mold safe housing to families in need. May God bless you.

  Hi T.V., I too am recovering from mold and line in Oakland Park, FL. I have been testing my condo regularly to make sure it is still livable as I don’t know where else I would go. I think camping somewhere dry would be my only other option. I am also in a lawsuit with my condo association fighting to protect my home from contamination. It has not been an easy road. I would love to talk to you and explore your ideas more. And happy Birthday, mine was yesterday

  I can't partner but we do have this for sale if it's anything that you might be interested in renting out: Here's the ad we posted we posted along with a photo link: UNIQUE SITUATION: We have an ATC Toyhauler that has been completely outgassed, set up for mold avoiders, and never actually used. Very difficult to find that combination in a mold free living situation- outgassed but never used. Long story short we ordered and purchased the vehicle and one week later the shutdown from the pandemic happened and halted production. By the time we got it I was in a safe space. We then planned to buy land and park it there but when we found land I had healed a lot & it came with a home I feel good in. So we never used it the way we intended. Well stored, we've kept it clean and dry using IQ air cleaners and dehumidifier. No mold. Here's the info my husband put together with links to our Dropbox photos. Most are from the day of pickup since we don't have many since getting it because we've not used it as we had originally intended. We special ordered this with some options which I have listed below. We paid about $110k for it and still owe on it so would like to get $75k for it. Options and Additional information:

  1. Has an Express Water Reverse Osmosis system installed and will come with at least one set of extra filters. Also has a whole house water filtration system installed.
  2. We ordered it with 2 lithium batteries instead of the single lead-acid battery that would have been standard and it has a 200 watt solar panel.
  3. It has the 3 season package which includes heating pads on the tanks as well as additional insulation underneath.
  4. Instead of the standard woven vinyl wall and ceiling material we had it customized to have white enameled aluminum walls and ceiling panels like my mold Dr had done in their office.
  5. We ordered the cables that allow the back door (toy hauler door) to be held flat and even with the interior floor which makes it act a bit like a back porch with plates that cover the hinge gap
  6. There is aircraft track in the floor of the main section so that a vehicle, or other cargo, can be tied down while in transit. The woven vinyl flooring can be rolled up and moved to access the track.

  Hi T.V., You’re right: in South Florida, it’s pretty much impossible to find mold-free housing. I’m sure that’s true in many other areas as well. I love the idea of building a mold-free housing community. It’s actually my dream to do something like this one day (I would also want to make it safe for people with MCS and EMF sensitivities, too). Personally, I’m hoping to build this type of community somewhere outside of South Florida. While I do think there is local demand for a mold-free rental building, I’m not sure that people with environmental sensitivities would want to move to a city with so many mold and EMF challenges. The tricky part with a rental building is that you would need to control what people bring into the apartments. If tenants move in with clothing and furniture from water-damaged homes, they will contaminate the pristine space you spent so much time and energy creating. I’m happy to offer advice if you decide to move forward with this. This is an area I’ve spent a lot of time researching, and I also have firsthand experience with mold-resistant building and remodeling in South Florida. Many of the building materials used here are already inherently mold-resistant (like concrete block, steel studs, and aluminum window frames). The biggest issue is drywall. I recommend using fiberglass-faced gypsum, such as DensArmor Plus, instead of standard paper-faced drywall. The other area that needs a lot of attention is the AC system. Ideally, you would use advanced filtration and keep all ductwork inside the conditioned space. Of course, there are many other details to consider as well.   I so wish someone would do this in Michigan!! I am too sick to do this but once I can heal (God willing) and I am back to my badass self I would totally be interested in doing this and helping this community find safe housing. I am searching for it myself right now and with my severe sun allergy I can’t camp or be outside so I am in a real bad situation and would love to have this option of safe housing.

  ERMI scores posted with the date performed, rechecked yearly. That’s not a huge expense for most landlords. Dehumidifier included in lease. No carpet. Nonporous blinds included. Including utilities will incentivize people to run the hvac to maintain indoor humidity levels vs allow extremes from the outside temp to save $.

  Yes, to all of the questions and in regards to what would be most important — the the way that the house was actually built & materials used. The way that we used to build is much less conducive to mold growth so it’s not really about keeping humidity level levels down so much as it is about what happened during the construction process, was the site covered, and what materials were used to build the home and was it done properly — which in and of itself is a lot to learn (or rather, remember)

  I run the group Beyond Build Defects, and my family has built a safe rental. It's not a matter of getting a one-time safe ERMI. A home needs to be built in a completely different way. I encourage you to look into what makes a truly healthy home.

  It would need to be a non profit because there likely wont be profit in it. And others have tried it. Check out Regina Caeli in Ennis Texas. Learn to be a building biologist (BBI Institute) before you undertake this. Mold safe building is more than just a few tips and tricks. It is a bottom up and top down approach and very detailed.

  There’s a group called beyond building defects: building a new healthy home. The moderator of that group, J.J., has a course you can buy and take that is comprehensive. She is a building biologist. And my husband did some training together. You need to know a whole lot to build Mold safe housing. The course covers how to choose property, correct grade, correct Roof slope and detail details, etc. etc. etc. also include includes safe materials.
